Price Smart, Sell Fast


This is Part 3 of my 3-part series on "What Actually Sells Your Home?"

We’ve talked about Marketing (gets attention) and Condition (increases value of home). Now it’s time for the most important piece: Price.


Here’s the truth: Price is what sells your home. Period.


I know that sounds simple, but most Sellers (and Agents!) get this part wrong.


If you price too high, you scare away the right buyers.

If you price too low, you leave money on the table.

But when you price it just right? Magic happens.


The right price does two powerful things:


1. It attracts more buyers (which means more showings, more offers, and more leverage).

2. It makes your home look like a deal compared to other homes on the market.


And let me tell you something else: Buyers don’t care what you paid. They don’t care what you “need to get.” They care if the price makes sense based on what your home offers today.


You don’t get to set your home’s value. The market does. Buyers drive every market. Currently, sellers may be on the right side of leverage, but the price they receive is 100% determined by buyer demand. Think about it: At the extreme, if zero buyers are looking to buy homes in an area, do you know how much homes would sell for? Yes, $0. Demand matters.


That’s why price isn’t just a number—it’s a strategy. When we price your home right:

  • You get more interest.

  • You sell faster.

  • You get better offers and terms.


And sometimes, when we really nail it? You get multiple offers. It’s not about pricing low. It’s about pricing smart. Here’s a line I use with every Seller:

“The right price creates urgency. The wrong price creates crickets.”

If the price is slightly low, the market will correct it up through

competition. If the price is slightly high, the market penalizes you with no offers and a stale listing. Smart pricing doesn’t leave money on the table—it puts money in your pocket!


To wrap this up, let’s review:

  • Marketing = awareness and attention

  • Condition = higher value and offers

  • Price = faster offers, better price and terms
